Unpaid rent protection, now built in

The Landlord Protection Program now includes unpaid rent protection through RenterCare. If a tenant stops paying, CRESI landlords are covered for lost rent up to $60,000, eviction and legal costs up to $2,000, and malicious damage, rubbish removal and theft up to $10,000, plus up to one month’s rent if a tenant breaks the lease (all as of September 2026).

A tenant who stops paying rent is the biggest fear for most Ontario landlords, and for good reason. While a non-payment file works its way through the Landlord and Tenant Board, which can take many months, the landlord keeps paying the mortgage, the taxes and the paralegal. A traditional deposit of last month’s rent doesn’t come close to covering that.

RenterCare is a rent protection insurance program from Rental Deposits Now, an Ontario-based insurance brokerage. It fills the gap between your property insurance, which covers the building, and your tenant’s insurance, which covers their belongings, by covering your financial loss when a tenant defaults. It was the one thing the Landlord Protection Program was missing, so we no longer treat it as an add-on: it is part of the program, and if you would rather not carry it on your property, Kevin can take it out.

Theft covers the things landlords actually lose on a midnight move-out, like a fridge or a washer and dryer. Lease break protection covers the month of vacancy when a tenant leaves early, whether they give short notice or no notice at all.

Tenant screening that goes deeper

Every RenterCare tenant goes through a digital screening process before a lease is signed:

Results land on one dashboard with any red flags highlighted, and the system checks uploaded documents for signs of editing. In one of our first screenings it flagged that a pay stub had been run through a PDF editing app, and even named the app. That one turned out to be innocent, but it is exactly the kind of thing we want to know before a lease is signed. CRESI still runs its own screening on top of RenterCare, so this is an extra layer, not a replacement. Once a tenant is approved, the lease is prepared on the standard Ontario lease and signed electronically.

Something for tenants too

RenterCare is predominantly landlord protection, but tenants get some benefits too, like help with relocation costs if they have to move out temporarily for a covered repair, and help with the deductible on their own tenant insurance. Optional add-ons for tenants are coming soon: job loss insurance, tenant liability insurance, contents insurance and pet insurance.

What is RenterCare?

RenterCare is a rent protection insurance program from Rental Deposits Now, an Ontario-based insurance brokerage. It fills the gap between a landlord's property insurance and a tenant's own insurance by covering the landlord's financial loss when a tenant defaults: unpaid rent, eviction and legal costs, malicious damage, rubbish removal and theft, and a lease break. CRESI offers it to its landlords as part of the Landlord Protection Program.

Is RenterCare included in the Landlord Protection Program?

Yes. CRESI now treats unpaid rent protection as a standard part of the Landlord Protection Program rather than an optional add-on. If you would rather not carry the coverage on your property, tell Kevin and it can be taken out of your program.

What does RenterCare cover for an Ontario landlord?

As of September 2026: unpaid rent up to $60,000, eviction and legal costs up to $2,000, malicious damage, rubbish removal and theft (including stolen appliances) up to $10,000, and lease break protection of up to one month's rent when a tenant leaves early. Every unpaid rent package includes the damage, lease break and legal coverage.

How much does rent protection insurance cost per month?

As of September 2026, CRESI members choose an unpaid rent coverage level: $6,000 of coverage for $30 a month, $12,000 for $45 a month, or $24,000 for $90 a month. Each package also includes $10,000 for malicious damage, rubbish removal and theft, one month of lease break protection, and $2,000 for eviction and legal costs. Coverage can be tailored to your rent and how many months you want protected, so talk to Kevin about the right fit for your property.

What happens if my tenant stops paying rent in Ontario?

Under the Landlord Protection Program, the eviction for non-payment starts with an N4 notice, handled with legal support through Stonegate Legal Services, and RenterCare covers the landlord's lost rent up to your chosen coverage level plus up to $2,000 toward eviction and legal costs (as of September 2026). It means you are not carrying the mortgage and the rent shortfall yourself while a Landlord and Tenant Board file works its way through, which can take many months.

What if a tenant leaves without giving 60 days' notice?

RenterCare's lease break protection covers up to one month's rent (as of September 2026) when a tenant leaves early, whether they give short notice or simply move out, so you are not out of pocket while a replacement tenant is screened and placed.

How does RenterCare screen tenants?

Prospective tenants receive a link to a digital application that includes a pre-screen, credit check, ID verification with facial recognition, employment verification and bank verification. Everything appears on one dashboard with any red flags highlighted, and the system checks uploaded documents for signs of editing. CRESI still runs its own screening on top of it, so it is an extra layer of protection rather than a replacement.

Does RenterCare help tenants too?
